over 4587 reviews

When your AC stops working in the middle of a warm Shoreline summer, you need help quickly. At Gene Johnson Plumbing, Heating, Cooling & Electrical, we’ve been serving Shoreline, WA and the Greater Seattle area for decades, so we understand how important a reliable air conditioner is for your comfort. Our team works on all types of cooling systems, from central AC units to ductless mini-splits and heat pumps. Whether you’re dealing with a minor thermostat calibration problem or a complete system breakdown, we can get your AC back in shape. We combine skilled workmanship, transparent communication, and fair pricing so you know exactly what’s happening and what it will cost. With us, there are no surprises at the end — just a cool, comfortable home you can enjoy again.

Our AC Repair Services for Shoreline Homeowners and Businesses

We’ve seen just about every air conditioning problem you can imagine. Whether you’re a Shoreline homeowner or running a small business, we can get your cooling system running right again. Here are some of the repairs we handle most often:

    Refrigerant Leak Repair

Low refrigerant levels can keep your AC from cooling properly and even damage the compressor. We locate and fix the leak, then recharge the system to restore performance.

    Frozen Evaporator Coil Repair

If airflow is blocked or refrigerant levels are low, the coil can freeze up. We identify the root cause, thaw the coil, and address the issue so it doesn’t happen again.

    Capacitor Replacement

Without functioning capacitors, your AC’s motors can’t start or keep running. We replace these quickly to restore operation and prevent further strain on the system.

    Fan Motor Repair

A broken fan motor means warm air instead of cool. Our technicians can repair or replace the motor so air circulates through your home or business again.

    Thermostat Troubleshooting

From faulty wiring to inaccurate readings, thermostat issues can lead to poor comfort control. We can repair the unit or recommend a modern replacement for better efficiency.

    Condensate Drain Cleaning

A clogged drain line can cause water damage and mold. We clear the blockage and check for any signs of leaks or other related problems.

    Control Board Replacement

When the system’s “brain” fails, your AC won’t run properly. We replace faulty control boards with quality OEM parts for reliable operation.

    Compressor Repair or Replacement

A struggling compressor can’t keep your home cool. We assess whether a repair will work or if replacement is the better long-term solution.

    Ductwork Repair and Sealing

Leaky or damaged ducts waste cool air and increase energy bills. We fix and seal ducts to improve indoor air quality and efficiency.

No matter the repair, we approach every job with the same attention to detail and commitment to lasting results.

What Should I Expect During an Edmonds AC Repair Visit?

When you schedule AC repair with us, we make the process straightforward and stress-free. Here’s what typically happens:

      • Arrival and Introduction: Our HVAC technician arrives on time, introduces themselves, and goes over what you’ve been experiencing with your AC unit.
      • System Inspection: We check the AC system, including the thermostat, ductwork, and electrical connections, to pinpoint the cause of your cooling issues.
      • Diagnosis and Explanation: Once we know what’s wrong, we explain the issue in plain language, recommend solutions, and answer any questions you have.
      • Upfront Pricing: You get a clear estimate before we start. This way, you can make an informed decision without worrying about surprise charges later.
      • Repair and Testing: We complete the repair, test the system to confirm it’s working properly, and clean up our workspace before leaving.

From start to finish, our goal is to make the experience as easy and transparent as possible.

How Long Does the Average AC Repair Take?

The time it takes to complete AC repair depends on the type of issue. Smaller problems like replacing a capacitor, recalibrating the thermostat, or clearing a clogged drain often take one to two hours. More complex repairs, such as replacing an evaporator coil or compressor, can take several hours or even require a return visit if parts need to be ordered. Our HVAC technicians work efficiently but never rush a repair, ensuring your air conditioning system is fixed correctly.

      Can I reschedule if necessary?

Yes. We understand that things come up, so if you need to reschedule, just give us a call. We’ll find a new appointment time that works for you.

No matter the timing, we keep you updated throughout the process so you know exactly what to expect.

How Much Does the Average Air Conditioning Repair Cost in Shoreline, WA?

Costs vary based on the problem, the complexity of the repair, and the parts required. Minor fixes like thermostat calibration, drain line cleaning, or replacing a capacitor often range from $150 to $400. Mid-range repairs such as fan motor replacement or duct sealing can run between $400 and $800. Major repairs like compressor replacement, evaporator coil replacement, or fixing a severe refrigerant leak can cost $800 to $1,500 or more.

If your AC is more than 12–15 years old and requires frequent repairs, it may be more cost-effective to replace it. A new system can provide better cooling, improved indoor air quality, and lower energy bills.

We always discuss your options so you can decide what makes sense for your budget and comfort.

How Long Will an AC Repair Last?

]One of the most common questions we hear from Shoreline homeowners is how long they can expect an AC repair to hold up. The truth is, it depends on the type of repair and how well the system is cared for afterward.

Replacing a Capacitor: A new capacitor typically lasts around 10 years, but its lifespan depends on usage and maintenance.

Fixing a Refrigerant Leak: If the repair is done correctly and the system is maintained, you shouldn’t have recurring leaks for many years.

Fan Motor Replacement: A new fan motor can last 8–12 years with proper maintenance, helping your AC deliver consistent airflow.

We want every repair to be a lasting solution, not just a temporary fix.

What Factors Can Lead to an Air Conditioning Malfunction?

Your AC can stop working for a variety of reasons, including:

      • Lack of regular maintenance
      • Dirty or clogged air filters
      • Bad electrical connections and home wiring problems
      • Refrigerant leaks
      • Faulty thermostat or incorrect thermostat calibration
      • Blocked or damaged ductwork
      • Worn-out mechanical components

The sooner you address these problems, the easier and less expensive the repairs usually are.

What AC Repairs Can I Take Care of Myself?

Some AC tasks are safe for homeowners, such as:

      • Changing the Air Filter: Keeps airflow strong, reduces strain on the AC system, and improves indoor air quality.
      • Cleaning Around the Outdoor Unit: Clearing leaves, dirt, and debris helps the system breathe and run more efficiently.
      • Resetting a Tripped Breaker: If your AC trips the breaker, reset it once. If it trips again, call a professional.
      • Replacing Thermostat Batteries: A simple step that can solve certain cooling issues without a service call.

When to Call Our AC Pros

If the problem involves refrigerant, electrical work, or internal components, it’s time to call a professional. This protects your safety and your system.

Even small issues can grow if left unchecked, so professional AC repair services are always a smart investment when in doubt.

Can Lack of AC Maintenance Lead to System Issues?

      Yes, skipping maintenance can cause:

      • Reduced cooling efficiency
      • Higher energy bills
      • More frequent breakdowns
      • Poor indoor air quality
      • Shortened AC lifespan
      • Greater likelihood of costly emergency repairs

Regular AC maintenance not only prevents these issues but also keeps your heating and cooling system running at peak performance.

Armando was incredible and super kind and helpful through and through. He gave us an honest assessment of the situation with no pressure to make a decision until we could make a decision. I would 100% use gene johnson again mostly because of how great he was.

Our technician arrived promptly the morning after we called, he figured out our problem in a short amount of time and then arranged to come out the next day and replace our failed pressure relief valve. We messaged our neighborhood WhatsApp group to see if others noticed increased water pressure. Hugo went above and beyond when he went to our neighbors to test their water pressures to see if they had issues. Some did. I’m sure it will lead to follow on work. He was courteous and efficient. We are happy with his work.

We had Colby from Gene Johnson come out to estimate a gas line move for a kitchen remodel as well as a tankless water heater. He was professional (they wear shoe covers!), friendly and very honest about the requested services pricing and feasibility with a 100+ year old house. We haven’t chosen them for the actual work yet but most likely will given the experience. I will be sure to update my review when that happens!

Mike K was great. We’re in a new house, so Mike gave great advice on what to watch out for in a brand of toilet we’ve never used. Very friendly and walked me through all of our options to arrive at the best possible price.

Summary: Gene Johnson sent a tech (Matt Hunter) to address our home heating system, which was sending no heat at all to many rooms in the house. Our system is a wonky spaghetti mess of piping, controllers and pumps that theoretically delivers hot water to legacy cast iron radiators, new floorboard radiators, and seven in-floor hydronic loops. It has not worked as intended since we bought the house 15 years ago. It has likely *never worked right since the last house renovation 25 years go (2000), given the horrid “design” that was implemented then. Matt was the first tech ever to figure out how it all works. He repaired every failed component and problem that could be fixed, given our disastrous configuration. We are completely satisfied with Matt’s work and privately are enormously grateful that this money hole has now been tamed.

Our house dates to 1918, so challenges in upgrading the heating plant in 2000 were a certainty. However, the zoo in our HVAC room is nearly indecipherable. I have hired one HVAC company after another over last 15 years to make sense of it, at great expense.

Ninety percent of past techs gave incomplete explanations, proposed the replacement of a pump or controller, or the addition of a valve, and then left. Some were honest enough to simply offer a theory of how it works, while admitting they didn’t know, and then left us with a big bill.

Enter Matt Hunt. Not sure if Matt looks the part of genius plumber, but then I’ve never seen one till now. He’s a little nerdy perhaps (like me) and also a dirt bike racer. Whatever: Matt alone successfully unraveled the mysteries of our home hot-water distribution plant. He confirmed that the entire house is controlled by two thermostats, which are, incredibly, located just 16 feet apart on the first floor. (One controls all hot water distributed on the north side of the house; one controls all hot water sent to the south side. Go figure.) Matt explained why heat often doesn’t reach the upper floors even when the system is “working” (if it’s warm on the first floor, naturally, no heat is available to the second and third floors).

Matt discovered that the pressure in the water distribution lines was only 4PSI (target range: 13-22PSI), determined that the cause was huge amounts of air in the pipes, and the culprit was a broken refill valve. The new valve includes a pressure gauge so we can now see when the pressure in the water lines has fallen so low that the system can’t deliver hot water to the upper stories. He also spotted problems with the air eliminator, i.e. the “burping” component that normally should purge some/most of the air. He has proposed replacing that (agreed).

Matt drained the pipes on all floors; refilled the lines; purged all zones of air; and replaced the (broken) thermal expansion tank. Heat began to flow again to all rooms. He demosnttated that heat only happens on the upper floors provided that the two first-floor thermostats that control distribution to the entire home are below target temps and are calling for heat.

Matt mapped every radiator and hydronic zone to the main thermostat controlling it. He also determined which rooms/areas the hydronic thermostats control. (Of course, the hydronic thermostats, which are sprinkled around the house, are comic: they only perform as intended when the primary thermostats on the first floor are delivering hot water.) Matt gave us a detailed written explanation of what each component does and how it’s controlled.

Matt did all this in less time than some prior techs took to try and ultimately give up.

Our home heating system is a design wreck and will never deliver heat around the house reliably. However, with the fixes (and insights) mATT delivered, we now get heat when we want it with some work-arounds (like cooling down the first floor therostats). Further, we understand how to spot problems and fix the system going forward.

      Thank you, Matt!

Steven came out to troubleshoot our tankless water heater and quickly identified the issue as a clogged condensate pump. What really stood out was the time he took to explain everything in detail. He walked me through the condition of the unit, the manufacturer’s recommended lifespan, and the condensation damage and rust that had already occurred due to the blockage.

Steven gave me honest, thoughtful guidance and helped me make an informed decision about replacing the unit, without any pressure whatsoever. He clearly explained that we could have gotten by with a descaling for now, but also helped me understand why replacing it would likely save money and headaches over the long run.

He was patient, knowledgeable, and answered all of my questions thoroughly. I really appreciated his transparency and professionalism, and I would absolutely recommend Steven and Gene Johnson to anyone needing plumbing or tankless water heater service. Thanks!

Joseph F came for a leak we were experiencing along with his partner and was beyond helpful. We have a 4 month old and also had a contractor there at the same time. He was kind enough to entertain our little one in his swing while my husband was moving some things in the bathroom and I was talking to the contractor. So unexpected and beyond the call they came out for. Thank you!
