When the weather turns cold in Seattle, a reliable boiler is not a luxury; it is a necessity. Boiler systems quietly provide steady heat, warm floors, and dependable domestic hot water for many homes across the city. When a boiler is working the way it should, it keeps your house comfortable without much thought. When it breaks down, though, it quickly becomes the center of attention.

At Gene Johnson Plumbing, Heating, Cooling & Electrical, boiler installation and boiler repair are services we have handled for decades. We serve homeowners throughout Seattle, WA and the Greater Seattle area. Our team has seen how heating needs have changed over time, from older radiator systems to modern, energy-efficient boilers. Through it all, our focus has stayed the same: quality work, honest advice, and dependable service you can trust.

Boilers are built to last, but even the best equipment needs attention over time. Our boiler services cover everything from emergency repairs to full boiler replacement and new installation services. We work on a wide range of boiler systems, including those that heat baseboard heaters, radiators, and in-floor systems.

Every service starts with listening. We want to understand how your heating system is behaving, what you have noticed, and what matters most to your household. From there, we apply our experience and training to deliver solutions that keep your home warm and safe.

Boiler issues often start small before turning into bigger, more expensive problems. These are some of the most common reasons homeowners call us for boiler repair.

Addressing these issues early helps protect your heating system and avoid more extensive repair services later.

Choosing to install or replace a boiler is a big decision, and it deserves careful planning. Whether your old unit has reached the end of its life or you are upgrading for efficiency and comfort, we help guide you through the process from start to finish.

A modern boiler installation can improve comfort, reduce energy costs, and support a healthier indoor environment. We focus on helping you select the right boiler for your home, not just the most expensive option on the shelf.

Installing a new boiler is a project that combines technical skill with thoughtful planning. Here is how we approach boiler installation and boiler replacement.

A well-installed boiler should deliver reliable heat and peace of mind for many years.

Regular maintenance is one of the most effective ways to protect your investment. Boilers that receive routine service tend to run more efficiently, last longer, and experience fewer unexpected breakdowns.

Maintenance allows us to perform a thorough inspection of the system, clean internal components, test safety controls, and confirm proper pressure and temperature levels. It also gives us a chance to catch small issues before they turn into costly repairs. For many homeowners, regular maintenance saves money and reduces stress over the long run.

How Do I Know If I Need Boiler Repair or Boiler Replacement?

Knowing whether to repair or replace a boiler depends on several factors. Age is one of the biggest. Many boilers last 15 to 25 years, but efficiency and reliability often drop as they age. Frequent breakdowns, rising repair costs, or uneven heating are also warning signs. A thorough inspection helps determine whether repairs will restore reliable performance or if replacement makes more sense.

      • Boiler Age: Older units may struggle to meet modern efficiency standards.
      • Repair Frequency: Repeated service calls often indicate deeper system issues.
      • Energy Costs: Higher bills can signal declining efficiency.
      • Comfort Issues: Uneven heat or slow warm-up times are red flags.

We walk homeowners through the pros and cons so they can make a confident, informed decision.

What Are the Benefits of Installing an Energy-Efficient Boiler?

An energy-efficient boiler offers advantages beyond just lower utility bills. These systems are designed to deliver consistent heat while using less fuel, which benefits both your wallet and the environment. Many modern boilers also operate more quietly and provide better temperature control throughout the house.

      • Lower Heating Costs: Improved efficiency reduces monthly energy use.
      • More Consistent Heat: Rooms warm evenly with fewer cold spots.
      • Reduced Emissions: Cleaner operation supports environmental goals.
      • Improved Comfort: Faster response and steady temperatures enhance daily living.

For Seattle area homeowners, upgrading to an efficient boiler can be a smart long-term investment in comfort and reliability.

How Often Should a Boiler Be Serviced?

Most boilers should receive professional maintenance at least once a year. Annual service allows technicians to inspect components, clean burners or heat exchangers, and confirm safety controls are working properly. Regular maintenance also helps maintain efficiency and can extend the life of the unit.

      • Annual Inspection: Identifies wear, corrosion, or developing issues early.
      • Cleaning: Removes buildup that can reduce efficiency.
      • Safety Checks: Confirms pressure relief and ignition systems function correctly.
      • Performance Testing: Ensures proper heat and hot water output.

Skipping maintenance increases the risk of breakdowns during peak heating season, when you need your boiler the most.

Can a Boiler Provide Both Room Heating and Domestic Hot Water?

Yes, many boiler systems are designed to handle both space heating and domestic hot water. These systems use an indirect water heater or built-in heat exchanger to supply hot water for sinks, showers, and appliances. This setup can be very efficient, especially in homes with higher hot water demand.

      • Space Heating: Supplies heat to radiators, baseboard heaters, or floors.
      • Hot Water Production: Supports showers, sinks, and appliances.
      • Energy Efficiency: Combines functions into one efficient system.
      • Space Saving: Reduces the need for a separate water heater.

During an inspection, we confirm whether your current boiler supports domestic hot water or if upgrades are needed.

Are Boilers a Good Choice for Seattle Homes?

Boilers are an excellent choice for many Seattle homes, especially those that value steady, comfortable heat. Unlike forced air systems, boilers do not move air around like furnaces or heat pumps, which can reduce drafts and airborne allergens. Radiators and radiant floor systems provide gentle, even warmth that many families prefer.

      • Quiet Operation: No loud fans or air movement.
      • Even Heat Distribution: Fewer hot and cold spots.
      • Comfort: Radiant heat feels natural and consistent.
      • Longevity: Boilers are known for long service life with proper care.

For homeowners interested in comfort, efficiency, and long-term reliability, boilers remain a strong option.

Choosing the right company for boiler services matters. Experience, professionalism, and clear communication all play a role in long-term satisfaction.

We treat every home with care and every customer with respect.

We got notice from our water utility that their system flagged a slow leak in our system. Anna called them, very helpful. We troubleshot as best we could and came up empty. We called Gene Johnson and explained what we knew and didn’t know, scheduling a technician Friday morning. Branson Carr showed up as scheduled, we went over the situation and he started a well organized trouble diagnosis. In the end, he believed that we don’t actually have a leak, but something else. We discussed it together and in the course of breaking the system to smaller units found he couldn’t totally isolate something the utility would believe was a slow leak. Eventually he he believed it was the two valves that were likely the culprit. We had been experiencing episodic low water flow in some of our fixtures, but they came back in time. We explored that with our different background and concluded the apparent slow leak observed by the utility was likely the result of a faulty main supply valve, causing pressure drop in the system, taking some time to recharge to the rated pressure supplied by the utility, mimicking a prolonged slow leak. He recommended replacing the old gate valve with a new ball valve. I asked if we could install a leak detection/shut down capability that is readily available. He did so quickly and we noticed immediate return to the home’s original functionality.
I was very impressed with the advanced features of the monitoring and shut down, even moreso when we learned of it’s remote notices, remote control and monitoring abilities.
Branson is an excellent plumber and diagostician. He worked quickly, spending time with us until he was comfortable with the intricacies of this system.
I definitely will not hesitate to recommend him to others.

We have used Gene Johnson Plumbing for many years. We most recently had need for a clogged drain to be unplugged in an upstairs bathroom of a rental property. The appointment was prompt and Jaren was right on time. He communicated very clearly what the job would entail and the related costs. He was professional and got the drain cleared quickly with minimal disruption to our tenants. He discussed what he found in follow-up to clearing the drain and future options that would be of benefit and help to prevent further clogs. The price for his service was reasonable and we highly recommend Gene Johnson Plumbing and will continue to use them for our future plumbing needs.

I had what I thought was a minor water leak GJP was responded quickly and communication was thorough including multiple confirmation texts. A nice text about Brandon who is the tech that was coming, including an ETA. Response was timely and they arrived when promised as it turned out a small leak was a much bigger problem. A through the process. It was explained to me what they were finding and various options to fix the problem. It could not be fixed immediately, but the initial service at a minimum stopped the immediately leak and returned cold water to service. I have received multiple options in how to solve the greater issue. Highly recommend.
