Our approach is all about honest advice, skilled repairs, and keeping you informed every step of the way. From quick fixes to complicated AC system repairs, we’ll get your home comfortable again so you can get back to enjoying your day.

Common Air Conditioning Repairs We Deal With in Edmonds, WA

We handle all kinds of AC repairs, from the quick and simple to the more involved. Here are some of the most common ones we see in Edmonds homes:

    • Refrigerant Leaks – Low refrigerant levels mean poor cooling and can damage your AC if not fixed quickly.
    • Frozen Evaporator Coils – Often caused by airflow issues or refrigerant problems, this can leave your AC struggling.
    • Faulty Capacitors – Without these components, your AC unit can’t start or keep running properly.
    • Broken Fan Motors – A bad fan motor stops air from moving through your system, leaving rooms hot and stuffy.
    • Thermostat Issues – Incorrect thermostat calibration can lead to uneven temperatures and wasted energy.
    • Clogged Condensate Drains – If water can’t drain away, it can cause leaks, mold, or water damage.

We fix these problems daily, and our goal is to get your AC back to peak performance as quickly as possible.

Uncommon AC Repairs Our Technicians Also Handle

Sometimes the problem isn’t one of the usual suspects. Our experienced HVAC technicians can also handle more specialized repairs, and we use OEM parts whenever possible for a perfect fit.

    • Control Board Replacement – We repair or replace malfunctioning control boards that prevent your AC from running.
    • Variable-Speed Motor Repair – Complex motors need expert attention to keep your AC system running efficiently.
    • Reversing Valve Repair for Heat Pumps – Essential for switching between heating and cooling modes.
    • Zoning System Troubles – We fix dampers, wiring, and sensors that control temperature in different areas of your home.

Even when the issue is out of the ordinary, we have the skills and tools to handle it, whether it is a central air conditioning system, a heat pump, or a ductless mini-split.

How Much Does the Average Air Conditioning Repair Cost in Edmonds, WA?

In Edmonds, AC repair costs can vary depending on the issue, the parts needed, and how long the job takes. On average, homeowners spend anywhere from $150 to $1,200, with most falling in the mid-range.

The Average Cost of a Minor Repair

Smaller repairs like thermostat calibration, replacing a capacitor, clearing a clogged drain line, or fixing loose wiring usually range from $150 to $400. These fixes are often quick and don’t require major parts.

The Average Cost of a Major Repair

Bigger repairs, such as compressor replacement, evaporator coil replacement, or fixing a major refrigerant leak, can run $800 to $1,200 or more. These often involve more labor, specialized tools, and expensive parts.

Whatever the cost, we always give upfront pricing so you know exactly what to expect.

How Long Does the Average AC Repair Take?

Most minor AC repairs can be wrapped up in one to two hours. For example, swapping out a capacitor, clearing a drain line, or recalibrating your thermostat is usually a same-day fix. Bigger repairs, like replacing an evaporator coil or a compressor, can take several hours and might even require a follow-up visit if we need to order parts. We always work efficiently, but we never rush at the expense of quality.

Factors That Can Hinder an AC Repair

      • Part Availability – Some parts have to be ordered, especially for older or uncommon systems.
      • System Accessibility – Tight crawlspaces or attic installations can slow down the job.
      • Severity of the Damage – Major breakdowns can require more time to troubleshoot and repair.
      • Weather Conditions – Extreme heat can make outdoor work harder and slow down progress.
      • Previous DIY Repairs – If someone tried to fix it before and made things worse, it can take longer to sort out.

No matter the challenge, we’ll keep you updated on timing and progress.

What AC Repairs Can I Take Care of Myself?

There are a few basic maintenance and repair tasks you can safely handle before calling in the pros.

      • Changing the Air Filter – Keeps airflow strong and prevents dust from building up inside your AC.
      • Cleaning the Outdoor Unit – Remove leaves, dirt, and debris to improve efficiency.
      • Resetting a Tripped Breaker – If your AC trips the breaker, reset it once, but if it happens again, call us.
      • Adjusting the Thermostat – Sometimes, a temperature adjustment or new batteries solve the problem.
      • Clearing a Clogged Drain Line – A wet/dry vacuum can help clear minor blockages.

When to Call Our AC Pros

If the repair involves electrical components, refrigerant, or anything inside the sealed system, it’s best to leave it to us. That keeps you safe and your warranty intact.

Even if you like to tackle small fixes yourself, having a trusted AC repair team to call when things get complicated can save you time and headaches.

Can Air Conditioning Maintenance Prevent Repairs?

Yes, regular AC maintenance can greatly reduce the risk of costly repairs.

Not only that, routine maintenance can extend your AC’s lifespan and help lower your energy bills. A clean, well-tuned system doesn’t have to work as hard to keep you cool, which means less wear and tear. Plus, maintenance visits give us a chance to catch small problems before they turn into big ones. That could mean avoiding a mid-summer breakdown altogether.

Keeping up with maintenance is one of the smartest things you can do for your comfort and your budget.

Can Gene Johnson Fix Older Air Conditioners?

Absolutely. We’ve been repairing AC units in Edmonds for decades, so we’re familiar with both older and newer models. Whether you have a system that’s over 15 years old or something more modern, our technicians can assess it, find the issue, and recommend the best fix. Sometimes, repairs make sense; other times, we may suggest an AC installation if the system is too far gone. Either way, we’ll give you an honest opinion and let you decide.

Does Gene Johnson Also Repair Air Ducts?

Yes, we handle ductwork repair and duct sealing. If your ductwork is leaking, damaged, or clogged, your AC has to work harder, and you’ll feel uneven cooling around your home. We’ll make sure your ducts are in top shape so your HVAC system can do its job efficiently.

      Do You Repair Thermostats?

Yes, we repair thermostats, but in many cases, especially if you have an older model, we recommend replacing it. Newer thermostats offer better energy efficiency, more precise temperature control, smart home integration, and advanced scheduling features. They can help lower your energy bills, improve your indoor comfort, and even extend the life of your HVAC system by preventing unnecessary wear. Plus, modern thermostats are easier to use and can be controlled from your phone. If your old thermostat is causing repeated problems, upgrading could be a smarter, longer-term solution than repeated repairs.

Whether you choose repair or replacement, we’ll make sure your thermostat works reliably to keep your home comfortable year-round.

Is It Better to Replace My Old AC Rather Than Have It Repaired?

Sometimes, yes. If your AC is more than 12–15 years old, requires frequent repairs, or is no longer energy efficient, replacement might be the smarter investment. A new air conditioning system can cool your home more effectively, reduce your energy bills, and often comes with a warranty for peace of mind. If repairs are costing you a significant percentage of the price of a new unit, upgrading can save you money over time. Our team can assess your current system, compare the costs of repair versus replacement, and help you make the choice that’s best for your home and budget.

      Why Choose Us

Choosing the right team for AC repair is just as important as fixing the problem itself. Here’s why Edmonds homeowners trust us.

Armando was incredible and super kind and helpful through and through. He gave us an honest assessment of the situation with no pressure to make a decision until we could make a decision. I would 100% use gene johnson again mostly because of how great he was.

Our technician arrived promptly the morning after we called, he figured out our problem in a short amount of time and then arranged to come out the next day and replace our failed pressure relief valve. We messaged our neighborhood WhatsApp group to see if others noticed increased water pressure. Hugo went above and beyond when he went to our neighbors to test their water pressures to see if they had issues. Some did. I’m sure it will lead to follow on work. He was courteous and efficient. We are happy with his work.

We had Colby from Gene Johnson come out to estimate a gas line move for a kitchen remodel as well as a tankless water heater. He was professional (they wear shoe covers!), friendly and very honest about the requested services pricing and feasibility with a 100+ year old house. We haven’t chosen them for the actual work yet but most likely will given the experience. I will be sure to update my review when that happens!

Mike K was great. We’re in a new house, so Mike gave great advice on what to watch out for in a brand of toilet we’ve never used. Very friendly and walked me through all of our options to arrive at the best possible price.

Summary: Gene Johnson sent a tech (Matt Hunter) to address our home heating system, which was sending no heat at all to many rooms in the house. Our system is a wonky spaghetti mess of piping, controllers and pumps that theoretically delivers hot water to legacy cast iron radiators, new floorboard radiators, and seven in-floor hydronic loops. It has not worked as intended since we bought the house 15 years ago. It has likely *never worked right since the last house renovation 25 years go (2000), given the horrid “design” that was implemented then. Matt was the first tech ever to figure out how it all works. He repaired every failed component and problem that could be fixed, given our disastrous configuration. We are completely satisfied with Matt’s work and privately are enormously grateful that this money hole has now been tamed.

Our house dates to 1918, so challenges in upgrading the heating plant in 2000 were a certainty. However, the zoo in our HVAC room is nearly indecipherable. I have hired one HVAC company after another over last 15 years to make sense of it, at great expense.

Ninety percent of past techs gave incomplete explanations, proposed the replacement of a pump or controller, or the addition of a valve, and then left. Some were honest enough to simply offer a theory of how it works, while admitting they didn’t know, and then left us with a big bill.

Enter Matt Hunt. Not sure if Matt looks the part of genius plumber, but then I’ve never seen one till now. He’s a little nerdy perhaps (like me) and also a dirt bike racer. Whatever: Matt alone successfully unraveled the mysteries of our home hot-water distribution plant. He confirmed that the entire house is controlled by two thermostats, which are, incredibly, located just 16 feet apart on the first floor. (One controls all hot water distributed on the north side of the house; one controls all hot water sent to the south side. Go figure.) Matt explained why heat often doesn’t reach the upper floors even when the system is “working” (if it’s warm on the first floor, naturally, no heat is available to the second and third floors).

Matt discovered that the pressure in the water distribution lines was only 4PSI (target range: 13-22PSI), determined that the cause was huge amounts of air in the pipes, and the culprit was a broken refill valve. The new valve includes a pressure gauge so we can now see when the pressure in the water lines has fallen so low that the system can’t deliver hot water to the upper stories. He also spotted problems with the air eliminator, i.e. the “burping” component that normally should purge some/most of the air. He has proposed replacing that (agreed).

Matt drained the pipes on all floors; refilled the lines; purged all zones of air; and replaced the (broken) thermal expansion tank. Heat began to flow again to all rooms. He demosnttated that heat only happens on the upper floors provided that the two first-floor thermostats that control distribution to the entire home are below target temps and are calling for heat.

Matt mapped every radiator and hydronic zone to the main thermostat controlling it. He also determined which rooms/areas the hydronic thermostats control. (Of course, the hydronic thermostats, which are sprinkled around the house, are comic: they only perform as intended when the primary thermostats on the first floor are delivering hot water.) Matt gave us a detailed written explanation of what each component does and how it’s controlled.

Matt did all this in less time than some prior techs took to try and ultimately give up.

Our home heating system is a design wreck and will never deliver heat around the house reliably. However, with the fixes (and insights) mATT delivered, we now get heat when we want it with some work-arounds (like cooling down the first floor therostats). Further, we understand how to spot problems and fix the system going forward.

      Thank you, Matt!

Steven came out to troubleshoot our tankless water heater and quickly identified the issue as a clogged condensate pump. What really stood out was the time he took to explain everything in detail. He walked me through the condition of the unit, the manufacturer’s recommended lifespan, and the condensation damage and rust that had already occurred due to the blockage.

Steven gave me honest, thoughtful guidance and helped me make an informed decision about replacing the unit, without any pressure whatsoever. He clearly explained that we could have gotten by with a descaling for now, but also helped me understand why replacing it would likely save money and headaches over the long run.

He was patient, knowledgeable, and answered all of my questions thoroughly. I really appreciated his transparency and professionalism, and I would absolutely recommend Steven and Gene Johnson to anyone needing plumbing or tankless water heater service. Thanks!

Joseph F came for a leak we were experiencing along with his partner and was beyond helpful. We have a 4 month old and also had a contractor there at the same time. He was kind enough to entertain our little one in his swing while my husband was moving some things in the bathroom and I was talking to the contractor. So unexpected and beyond the call they came out for. Thank you!
