Is your sewer line causing you problems? Call us at 206.792.7495 today for expert trenchless sewer line services and a quick, affordable solution. Damaged sewer lines have the potential to cause a mess like no other, so pick up the phone and call as soon as you notice a problem.

Not long ago, fixing a sewer line meant turning your yard into a construction zone. Trenches across lawns, broken driveways, damaged landscaping, and weeks of disruption were just part of the deal. Thankfully, modern plumbing has come a long way. With today’s trenchless technology, sewer line repairs and replacements can often be completed without excavation.

At Gene Johnson Plumbing, Heating, Cooling & Electrical, we offer trenchless sewer line repair and replacement for homeowners throughout the Greater Seattle area. We have been serving Seattle, WA, and surrounding communities for decades. Over the years, we have adapted as technology improved, always focused on providing solutions that protect our customers’ homes, routines, and beautiful yards while delivering quality workmanship that lasts.

What Is Trenchless Sewer Line Repair or Replacement?

Trenchless sewer line repair or replacement is a modern method of fixing damaged sewer pipes or repiping without extensive digging. Instead of excavating the entire length of the sewer line, we access the existing sewer line through small entry points. Specialized equipment is then used to repair or replace the pipe underground.

Depending on the condition of the existing pipe, we may reinforce it from the inside using trenchless pipe lining or replace it entirely using pipe bursting or pipe boring methods. These techniques allow us to fix leaks, cracks, root intrusion, and corrosion while leaving landscaping, sidewalks, and structures largely untouched. For most homeowners, trenchless sewer repair offers a faster, cleaner, and more cost-effective alternative to traditional excavation methods.

Types of Trenchless Repair or Replacement

Trenchless sewer solutions are not one size fits all. We select the method based on pipe condition, material, and layout.

    • Pipe Lining: A flexible liner coated with epoxy resin is inserted into the existing sewer line and cured in place. This creates a new pipe inside the old pipe, sealing cracks and preventing leaks.
    • Pipe Bursting: The damaged sewer line is broken apart while a new replacement pipe is simultaneously pulled into place. This method works well for severely damaged or collapsed sewer pipes.
    • Pipe Boring: A controlled boring method creates a pathway for a new sewer line installation when rerouting is needed, avoiding extensive excavation and surface disruption.

Each trenchless method allows us to replace damaged pipes while preserving your property and minimizing mess.

Sewer line issues are stressful enough without confusion about the repair process. We keep things clear, organized, and transparent from start to finish, so you always know what is happening and why.

Our goal is a reliable sewer system without turning your home into a construction mess.

How Do I Know If I Need Trenchless Sewer Line Repair?

Sewer problems often show subtle warning signs before turning into major issues. Slow drains, recurring backups, foul odors, or soggy spots in the yard can all point to sewer line issues. In Seattle homes, root intrusion and aging sewer pipes are common causes. A camera inspection is the best way to know for sure. It allows us to see inside the sewer line and determine whether trenchless sewer line repair is an option or if replacement is needed. Many damaged pipes can be fixed without digging, even when symptoms seem serious. Early inspection helps avoid bigger problems and higher costs.

What Are the Advantages of Trenchless Sewer Repair?

Trenchless sewer repair has become a preferred solution for homeowners looking for a faster, cleaner, and less invasive way to fix damaged sewer lines. Instead of extensive digging, this modern approach uses advanced technology to repair or replace pipes underground with minimal surface disruption. The result is a highly effective repair process that protects your property while delivering long-lasting performance.

Key Benefits of Trenchless Sewer Repair Include:

      • Minimal disruption to landscaping, driveways, and hardscaping
      • Faster project completion compared to traditional excavation
      • Lower overall labor and restoration costs
      • Durable, long-lasting pipe materials designed to resist corrosion
      • Reduced risk of future leaks or root intrusion
      • Environmentally friendly process with less soil disturbance

Choosing trenchless sewer repair allows homeowners to resolve serious plumbing issues without the mess and stress of traditional methods. While not every situation qualifies for trenchless solutions, a qualified plumbing professional can determine if it’s the right fit for your property. When available, trenchless repair offers an efficient, reliable, and property-friendly way to restore your sewer system with confidence.

How Long Does Trenchless Sewer Line Replacement Take?

Most trenchless sewer line repairs or replacements can be completed in one to two days, depending on the length and condition of the sewer line. Traditional excavation can take much longer, especially when restoration work is involved. Because trenchless repair avoids digging large trenches, the overall timeline is shorter and more predictable. You can usually return to normal water use quickly, which helps minimize disruption to your household routine. We always provide a clear timeline before starting work.

Can Trenchless Sewer Repair Handle Root Intrusion?

Yes, trenchless sewer repair is very effective for root intrusion, which is a common issue in Seattle. Pipe lining seals cracks and joints, preventing roots from entering again. Pipe bursting replaces the old pipe entirely with a new pipe made from durable materials like high-density polyethylene. These new pipes resist root intrusion far better than older materials. Addressing root intrusion early helps prevent recurring sewer issues and protects your sewer system long term.

Is Trenchless Sewer Repair Suitable for Older Seattle Homes?

Many older Seattle homes are excellent candidates for trenchless sewer repair. Aging sewer pipes made from clay, cast iron, or old materials often suffer from cracks and corrosion. Trenchless methods allow us to repair or replace these pipes without disturbing historic landscaping or foundations. A camera inspection helps determine feasibility. In many cases, trenchless repair offers a modern solution that extends the life of older plumbing systems while preserving the character of the property.

Summary: Gene Johnson sent a tech (Matt Hunter) to address our home heating system, which was sending no heat at all to many rooms in the house. Our system is a wonky spaghetti mess of piping, controllers and pumps that theoretically delivers hot water to legacy cast iron radiators, new floorboard radiators, and seven in-floor hydronic loops. It has not worked as intended since we bought the house 15 years ago. It has likely *never worked right since the last house renovation 25 years go (2000), given the horrid “design” that was implemented then. Matt was the first tech ever to figure out how it all works. He repaired every failed component and problem that could be fixed, given our disastrous configuration. We are completely satisfied with Matt’s work and privately are enormously grateful that this money hole has now been tamed. Our house dates to 1918, so challenges in upgrading the heating plant in 2000 were a certainty. However, the zoo in our HVAC room is nearly indecipherable. I have hired one HVAC company after another over last 15 years to make sense of it, at great expense. Ninety percent of past techs gave incomplete explanations, proposed the replacement of a pump or controller, or the addition of a valve, and then left. Some were honest enough to simply offer a theory of how it works, while admitting they didn’t know, and then left us with a big bill. Enter Matt Hunt. Not sure if Matt looks the part of genius plumber, but then I’ve never seen one till now. He’s a little nerdy perhaps (like me) and also a dirt bike racer. Whatever: Matt alone successfully unraveled the mysteries of our home hot-water distribution plant. He confirmed that the entire house is controlled by two thermostats, which are, incredibly, located just 16 feet apart on the first floor. (One controls all hot water distributed on the north side of the house; one controls all hot water sent to the south side. Go figure.) Matt explained why heat often doesn’t reach the upper floors even when the system is “working” (if it’s warm on the first floor, naturally, no heat is available to the second and third floors). Matt discovered that the pressure in the water distribution lines was only 4PSI (target range: 13-22PSI), determined that the cause was huge amounts of air in the pipes, and the culprit was a broken refill valve. The new valve includes a pressure gauge so we can now see when the pressure in the water lines has fallen so low that the system can’t deliver hot water to the upper stories. He also spotted problems with the air eliminator, i.e. the “burping” component that normally should purge some/most of the air. He has proposed replacing that (agreed). Matt drained the pipes on all floors; refilled the lines; purged all zones of air; and replaced the (broken) thermal expansion tank. Heat began to flow again to all rooms. He demosnttated that heat only happens on the upper floors provided that the two first-floor thermostats that control distribution to the entire home are below target temps and are calling for heat. Matt mapped every radiator and hydronic zone to the main thermostat controlling it. He also determined which rooms/areas the hydronic thermostats control. (Of course, the hydronic thermostats, which are sprinkled around the house, are comic: they only perform as intended when the primary thermostats on the first floor are delivering hot water.) Matt gave us a detailed written explanation of what each component does and how it’s controlled. Matt did all this in less time than some prior techs took to try and ultimately give up. Our home heating system is a design wreck and will never deliver heat around the house reliably. However, with the fixes (and insights) mATT delivered, we now get heat when we want it with some work-arounds (like cooling down the first floor therostats). Further, we understand how to spot problems and fix the system going forward. Thank you, Matt!

Steven came out to troubleshoot our tankless water heater and quickly identified the issue as a clogged condensate pump. What really stood out was the time he took to explain everything in detail. He walked me through the condition of the unit, the manufacturer’s recommended lifespan, and the condensation damage and rust that had already occurred due to the blockage.

Steven gave me honest, thoughtful guidance and helped me make an informed decision about replacing the unit, without any pressure whatsoever. He clearly explained that we could have gotten by with a descaling for now, but also helped me understand why replacing it would likely save money and headaches over the long run.

He was patient, knowledgeable, and answered all of my questions thoroughly. I really appreciated his transparency and professionalism, and I would absolutely recommend Steven and Gene Johnson to anyone needing plumbing or tankless water heater service. Thanks!

Joseph F came for a leak we were experiencing along with his partner and was beyond helpful. We have a 4 month old and also had a contractor there at the same time. He was kind enough to entertain our little one in his swing while my husband was moving some things in the bathroom and I was talking to the contractor. So unexpected and beyond the call they came out for. Thank you!

I had a lingering issue with my kitchen faucet, valve and water pressure. I got ridiculous quotes from multiple plumbing companies.

Derek Solberg, the technician from Gene Johnson was a breadth of fresh air. He was to the point, explained that some of the issues could be resolved DIY. Gave me options to that resolved my immediate issue within a reasonable budget.

      Highly recommend Derek Solberg
